PURPOSE:
The Applicant is requesting a Special Use Permit for a single-family courtyard development within the R-15 zoning district located at 5651 Greenville Loop Rd.
BACKGROUND:
The proposed 5-acre site currently contains a manufactured home and several storage buildings. The applicant proposes to build a 25-unit single-dwelling detached residential development with additional detached, 2-story garages. The homes will be centered around two separate courtyards with garages facing outwards towards the proposed access drives. Access to the project would be provided via a new public right-of-way through the site, which would run between Greenville Loop Road and stub to the adjacent parcel to the north. Access to the units and their associated garages is provided by a series of private drives within the site.
The applicant currently has an application pending with the Design Adjustment Committee (DAC) for waivers to technical standards. Originally scheduled for consideration at the January DAC meeting, the application was continued to the February 2025 DAC meeting. Section 18-589(C)(4) of the Land Development Code requires "Any special use permit that requires a quasi-judicial decision to be made by the Board of Adjustment, Historic Preservation Commission, or Design Adjustment Committee must attain approval of the request prior to being heard by the City Council."
