PURPOSE:
The applicant proposes to rezone the subject site from CB, Community Business District, to RB (CD), Regional Business District (Conditional District) for a commercial recreation center.
BACKGROUND:
The project consists of a 40-foot tall, two-story structure, containing approximately 40,816 square feet. The proposed uses include an arcade, bowling alley, golf simulators, outdoor pickleball, restaurant, and bar. An additional 10,832 square feet of future expansion space is also included as part of the proposed plan.
The Comprehensive Plan calls for infill or redevelopment within existing neighborhoods to be developed in a manner that is compatible and consistent with the existing development pattern. The proposal places commercial services along Oleander Drive and provides additional recreational opportunities for the area.
The Planning Commission held a public hearing regarding this conditional rezoning on February 5, 2025. No one spoke in favor of or in opposition to the request. One written comment was received regarding traffic circulation between Park Avenue and Oleander Drive. After discussion, the...
