PURPOSE:
The applicant proposes to rezone the subject site from CS, Commercial Services District, to RB, Regional Business District.
BACKGROUND:
The property to be rezoned consists of a 3.01-acre portion of a 6.33-acre parcel that is currently split-zoned CS, Commercial Services District, and RB, Regional Business District. The site is currently occupied by a vacant commercial building.
The Comprehensive Plan identifies this site as within a Suburban Commercial Retrofit Area of Opportunity and along a High-Capacity Transit Route. The plan promotes retrofitting outdated suburban buildings, encourages adaptive reuse, and supports higher density residential development along transit corridors. The proposed rezoning would apply a consistent zoning designation across the site and allow for compatible redevelopment.
The Planning Commission held a public hearing regarding this general rezoning on October 7, 2026. No one spoke in favor of or against the request. The commission voted 6-0 to recommend approval of the request.
