PURPOSE:
The applicant proposes to rezone the subject site from LI (Light Industry) to O&I (Office and Institutional District).
BACKGROUND:
The site includes a single parcel of approximately 2.02 acres (“Property”) located within the Burnt Mill Business Park. The Property is currently zoned Light Industry (LI) and is occupied by a single-story, multi-tenant office building. In June of 2002, approximately 41.75 acres within the surrounding Burnt Mill Business Park were rezoned from Light Manufacturing (LM) and Heavy Manufacturing (HM) to Office & Institutional (O&I) due to the business park's office-oriented character at that time. The Property was not included in this rezoning and retained its Light Manufacturing (now Light Industrial) zoning designation. At that time, the LM district was appropriate for the Property's original use as the corporate headquarters of an automotive oil and gas company (GOGAS).
The Comprehensive Plan identifies this Property as within a Live/Work Innovation Zone Area of Opportunity and along a Special Character Street and Conceptual Green Connection. The plan promotes office and academic development while integrating residential uses within mixed-use development areas. The proposed rezoning would bring the parcel into conformity with the existing zoning designation of the business park in which it is located.
The Planning Commission held a public hearing regarding this general rezoning on September 2, 2026. No one spoke in favor of or against the request. One comment was received in support of the request prior to the meeting. The Planning Commission voted 7-0 to recommend approval of the request.
