PURPOSE:
The applicant proposes to amend the Land Development Code (“LDC”) to exempt surface commercial parking lots located within the LI, Light Industrial and IND, General Industrial zoning district from the maximum street frontage standards described in Section 18-132(A) of the LDC.
BACKGROUND:
The LDC currently imposes a maximum street frontage of 75 feet for surface commercial parking lots in every zoning district in which they are permitted. The proposal would remove the maximum street frontage standard’s applicability within the LI, Light Industrial and IND, General Industrial zoning districts.
The development pattern found within the industrial districts includes manufacturing, distribution, freight, and other large and intensive uses. The Comprehensive Plan encourages growth and development that is safe and functional, and places particular emphasis on ensuring that transportation facilities should be designed to accommodate the needs of industrial development.
The Planning Commission held a public hearing regarding this land development code amendment on January 8, 2025. After discussion, the commission voted 6-0 in favor of recommending approval of the request to exempt the LI district from the frontage requirement, and also recommended exempting the IND district. The applicant subsequently amended their application to include the IND exemption based on the Commission’s recommendation.
