PURPOSE:
The applicant proposes to amend the Land Development Code (“LDC”) to allow projecting signs in the MD-10, Medium-density multiple-dwelling residential, and MD-17, High-density multiple-dwelling residential districts.
BACKGROUND:
Projecting signs are currently permitted in the City’s commercial and mixed-use districts for ground-floor commercial uses only. The MD-10 and MD-17 districts are currently limited to standalone monument-style signage, which is better suited to suburban development patterns. The MD-10 and MD-17 districts are intended to provide moderate-to-high residential density, including mid-rise buildings. These districts can serve as a transition between higher-intensity commercial areas and lower-density residential neighborhoods and should be located in proximity to commercial services, transit, and employment uses. Projecting signs may be an appropriate alternative to monument-style signage in urban areas with higher pedestrian activity. The proposed amendment would allow projecting signs in the MD-10 and MD-17 districts and includes standards for their size and location.
The Planning Commission held a public hearing regarding this amendment on October 7, 2026. No one spoke in favor of or against the request. The commission voted 5-1 to recommend approval of the request.
