PURPOSE:
The applicant proposes to rezone the subject site from MH, Manufactured Housing District, to R-15, Moderate-Density Single-Dwelling District.
BACKGROUND:
The site includes a single parcel, approximately ±0.349 acres. The site is currently zoned MH, Manufactured Housing District, and is vacant.
The Comprehensive Plan identifies this site as within a “Greenfield Sites as Multi-Use Places” Area of Opportunity. The plan supports mixed-use neighborhoods with a variety of housing types and price points. The proposed zoning change would allow context-sensitive infill development or redevelopment that is compatible with the surrounding area. Adjacent properties are zoned MH, Manufactured Housing District, UMX, Urban Mixed-Use District, or R-15, Moderate-Density Single-Dwelling District. The site is near the Military Cutoff Multi-Use Path.
The Planning Commission held a public hearing regarding this general rezoning on April 1, 2026. No one spoke in favor of or against the request. No comments were received in advance of the meeting. With no discussion, the commission voted 6-0 to recommend approval of the request.
