PURPOSE:
The applicant proposes to rezone the subject site from O&I, Office and Institutional District, to CB, Community Business District.
BACKGROUND:
The site includes approximately ±0.81 acres and is currently zoned O&I, Office and Institutional district. The site is currently occupied by a parking lot serving the adjacent property and primarily surrounded by commercial and institutional uses. A restaurant is located to the north of the site across Market Street, a church and medical offices are located to the northeast, a construction company office is located to the east, and an automobile parts store is located to the west across the rail right-of-way.
The site is located along a Major Corridor/Regional Parkway and Conceptual Green Connection on the Comprehensive Plan’s Growth Strategies Maps. The plan promotes commercial development along major corridors and supports appropriate transitions between commercial areas and nearby residential neighborhoods. The proposed CB district allows for compatible commercial uses and serves as an appropriate transition between commercial and residential areas along the corridor.
The Planning Commission held a public hearing regarding this general rezoning on June 4, 2025. No one spoke in favor of or in opposition to the request. No public comments were submitted in advance of the meeting. After discussion, the Planning Commission voted 7-0 in favor of recommending approval of the request.
