Resolution

PURPOSE:

The purpose of this resolution is to authorize the City Manager to execute a one-year contract extension with CSI International, Inc. (formerly Executive Building Maintenance) for janitorial services at the Skyline Center.

BACKGROUND:

In December 2024, the City entered into an agreement with Executive Building Maintenance (EBM) to provide janitorial services at the Skyline Center. Effective July 1, 2025, EBM will merge with CSI International, Inc., and the existing contract will be assigned to CSI International, Inc.

The current contract is set to expire on June 30, 2025. It includes an option to extend the agreement for up to two additional one-year terms. City staff recommends exercising the first of these extension options to continue uninterrupted service.

CSI has provided pricing based on a fully occupied building, with an additional $30,000 allocated for annual janitorial supplies. CSI will invoice monthly based on the actual square footage cleaned only. As construction progresses and new tenants occupy space, the area requiring cleaning has steadily increased, and staff anticipates this trend will continue.

BUDGET IMPACT:

Sufficient funding is available in the Skyline Center’s Repair and Maintenance budget to cover the cost of this extension.
