PURPOSE:
The applicant proposes to rezone the subject site from R-5, Medium-Density Mixed Residential District to UMX, Urban Mixed-Use District.

BACKGROUND:
The site includes a single parcel, approximately ?0.15 acres[LP1]. The site is currently zoned R-5, Medium-Density Mixed Residential, and is developed with a detached single dwelling.

The Comprehensive Plan identifies this site as within a Neighborhood-scale Infill Development Area of opportunity. The plan supports mixed-use development patterns around transit routes. The proposed zoning change would allow context-sensitive infill development or redevelopment that is compatible with the surrounding area. Adjacent properties are either zoned UMX, Urban Mixed-Use District, or R-5, Medium-Density Mixed Residential District. The site is directly adjacent to a three-story mixed-use building currently under construction and is near multiple WAVE Transit stops.
