PURPOSE:
The purpose of this resolution is to authorize the City Manager to enter into a new lease on the seventh floor of Skyline Center with Daniels Tours, LLC.
BACKGROUND:
Attached for your consideration is a resolution authorizing the City Manager to enter into a lease agreement with Daniels Tours, LLC, for 1,069 square feet of office space on the seventh floor of Skyline Center.
City staff have reached a mutually agreeable lease that includes an initial term of six (6) years, with two (2) options to renew for an additional two (2) years. The initial annual rent will be $29,932.00 and will increase annually thereafter.
Rental of the space includes tenant upfits, with a rent abatement of $11,224.50 to be applied as a credit against the base rent. This includes three (3) months of rent abatement, with an additional three (3) months at 50% of the rent.
Pursuant to the City's brokerage agreement, the proposed lease will require payment of a commission to Cape Fear Commercial, LLC totaling $ $5,976.66, calculated as four percent (4%) of the aggregate rent payable under the lease.
